Radon Testing Done Right

Before deciding whether you need radon testing for your property or not, you must consider the following facts:
  • Radon is a harmful radioactive gas, which is the second leading cause of lung cancer in the US.
  • The EPA and US Surgeon General recommend radon testing for all homes before purchasing, including those with existing mitigation systems.
  • Radon may be present in a home regardless of its location, basement style, and age.
Southeast MA Home Inspection offers two methods of residential radon testing, liquid scintillation canisters (MA only) and continuous radon monitors.

Checklist for Short-Term Radon Testing

Radon testing is not complicated but may yield inaccurate results if not performed according to the checklist. Any disturbance or interference with the test device or house conditions may invalidate the test results and is illegal in some states.

Do's and Don'ts

Before Conducting A Radon Test
  • Inform the occupants about the importance of proper testing conditions. Give them written instructions and explain the directions carefully.
  • While doing a short-term test ranging from 2-4 days, it is essential to maintain closed-house conditions for at least 12 hours before the starting of the test and during the entire test period.
  • If the house already has an active radon-reduction system, ensure the vent fan is in proper operating condition. If the fan is not operating properly, have it repaired before the test.
  • Closed-house conditions means keeping all doors and windows closed, except for the entry and exit, and should not operate fans or other machines which bring in air from outside. Small exhaust fans operating for only short periods and fans that are part of a radon-reduction system may run during the test.
During a Radon Test
  • For short-term tests that require less than one week, maintain closed-house conditions during the entire time.
  • Make sure you operate the home’s heating and cooling units normally during the test. For tests lasting less than a week, operate only air-conditioning units which re-circulate interior air.
  • Do not disturb the test device at any time during the test.
  • Ensure the radon-reduction system is working properly a during the entire radon test.
After the Radon Test

If you find elevated levels of radon then contact a qualified radon-reduction contractor about lowering the radon level. According to EPA norms, you must fix the home if the radon level is 4 pCi/L or more.
